HOME STAGING- TAKELY, ESSEX

BEFORE       -    AFTER

TRANSFORMATIONS

HOME STAGING- HERTFORDSHIRE

Main Bedroom- After
Main Bedroom- After
Wallpaper was stripped, painted white, new carpets (over old underlay to keep costs down), pictures made to suit colour theme of room. New curtains, cushions and throws were purchased to tie in the colour theme. The furniture was re postioned from another room in the house as the bed was far too large in the smaller bedroom it was previously in.

Second Bedroom-After
Second Bedroom-After
We moved the main bedroom bed into here, bought a headboard and used existing bedding the client had. We used furniture from the spare room and placed it in the room to complement existing pieces.

We made artwork and hung cutrains over the existing blind to create warmth.
Bedroom Four- After
Bedroom Four- After
We redecorated, fitted new carpet and repuposed the room from a bedroom to bedroom/study. We created a home study with pull out single bed to create more space.

This room had a lot of furniture so we reduced it down and repurposed the room.
Bedroom Three- After
Bedroom Three- After
We added the bed from bedroom four and staged this room as a bedroom as it had a wadrobe over the stairs with lots of storage, so great for buyers to see its potential.
Bedroom Three- Before

The client admitted they're a hoarder and struggled to get rid of items, we spent time throughout the house, decluttering and organising to move so the client had less to do when moving day came. This also created huge amounts of space in the smallest rooms in the house.
The Lounge- After
The Lounge- After
We added art work, cushions, mirrors and co-ordinating curtains and swapped some furniture round from other areas in the house. Simple things that made a big difference.
The Lounge- Before
The Lounge- Before
It looked quite dark due to the curtains and the lack of mirror on the wall bouncing light where it was needed.
The Kitchen- After
The Kitchen- After
Simple thnings here, setting up a dining area, clearning surfaces and organising inside of cupboards as we all know how buyers like to see what space is or isn't there in our homes!
Kitchen- Before
Kitchen- Before
No real table area set up, too much furniture in the seating area like bookcases and drawer units and clutter on the surfaces and in cupboards.
Kitchen- After
Kitchen- After
Cleared of clutter, organised and beautiful.
Kitchen- Before
Kitchen- Before
Beautiful units and surfaces but they were hard to appreciate due to the amount of things covering them in places.
Dining Area- After
Dining Area- After
Fresh, clean and welcoming.
Second Lounge- After
Second Lounge- After
We repurposed furiture from the other room. We took the top off the unit to create a sideboard at a better height, allowing light to flow into the room. We also used mirrors to bounce light and lighter soft furnishings to tie it all in.

The dark throws and tall dark wood units made the room appear darker than it was.

DECLUTTERING - ORGANISATION - SPACE REDESIGN

BEFORE       -    AFTER

Lounge Window
Lounge Window
Less is often more. We moved the large candle holders to outside where they are usually used and created a much lighter, brigher window ledge.

Too many items drew attention away from the beautiful family photos.
Candle Cupboard
Candle Cupboard
Who doesn't love their home to smell amazing? We tend to hang onto those candle jars that are not suitable as candles anymore, I showed the client how to clean them out to reuse them. He reused them in other areas in his home, for ear buds in the bathroom, his wife's cotton pads and for snacks for his child in the kitchen.

After a declutter, we organised them so they were easy to reach, to see what they had and rehomed those they didn't like in their home.
Candles upon candles!
Candles upon candles!
I love a candle as much as the next home owner but sometimes it's hard to see what we have. Time to declutter and organise!
Cupboard under the stairs.

I loved that the client had already tried to organise the cupboard by using drawers, although, they couldn't access them as there were many items blocking them. We rectified this by categorising each item and putting it away in a proper home.
Bags for life taking over your life?
Bags for life taking over your life?
We have all been there with plastic bags and now bags for life, they keep multiplying as we often forget to take them shopping with us or we don't take enough.

Top Tip-
Fold them up and store at least 6 in your car, always return after shopping once you've unpacked.
Kitchen- Fridge clear out and organisation.
Kitchen- Fridge clear out and organisation.
My client didn't want me to take a photo of the before, he said I could say he was embarrassed by the amount of out of date food and leftovers in there.

We took everthing out, cleaned the fridge and threw away out of date food, organised the rest into categories.

The client had these stacked akready in a cupboard but we decided that a drawer was more accessible for the whole family.
Kitchen- Cutlery drawer

Not much was needed here, a clear out of tools and utensils that were never used left a clear space with everything having a suitable home.
Kitchen- pantry cupboard

We put washing liquids at the top due to the client having a small child. We organised items by type and bought a few storage containers to make things easy to see and access.

Things didn't have a clear home, it was hard for the client to see what they already had, resulting in multiple purchases of the same item.

We cleared it out, cleaned, donated many unwanted in date items to a local food bank, out of date and well after their best before date (herbs that had lost their flavour from 2001) items were thrown away in recycling and compost bins and the items still needed were organised in a way that worked for this family.
Kitchen- tupperware
Kitchen- tupperware
We all have it and love it, great to reuse and store left lovers but many of us struggle to find the lids that match the pots. We have a clear system for this, the family loved it and said they've saved so much time since implementing it.

All labels facing out means you can see what you have. Those candle jars were cleaned and used to store snacks and cereals.

Items were duplicated as the cupboard was not organised by category and labels weren't clear to see.
Kitchen- cooking cupboard

Things we use to cook with daily should be stored together, easy to see and near the cooker.

We all need that cup of tea or coffee in the morning, we don't need the added stress of accessing it in our kitchens.
